HAYLEN’s buying process begins with a discovery call to understand your needs, followed by a 45-minute market stats consultation via Zoom. If we’re a good fit, you’ll receive a buyer representation agreement through DocuSign, outlining our services and commitment. We’ll set up an automated property portal and hand-select properties weekly, guiding and walking you through house hunting,  provide an offer consultation by going over disclosures and HAYLEN’s pricing analysis, and then walk you through closing to ensure a seamless home buying experience.

Buyers should consider their budget, ideal neighborhoods, lifestyle needs, proximity to amenities, work, and schools, as well as future market potential. At HAYLEN, we assist in evaluating all these factors through our personalized services, ensuring you make the best decision for your long-term goals.

Prequalification Letter:  This is an initial assessment of your potential loan amount based on self-reported financial information. It’s a quick estimate that gives you a general idea of what you might afford, but it carries little weight with sellers since your details haven’t been verified.

Pre-Approval Letter: A more detailed evaluation, where the lender reviews and verifies your financial information, such as income, credit score, and assets. A pre-approval letter shows sellers that you are a serious buyer with financing likely to be secured, making your offer more competitive.

Underwritten Approval Letter: The most robust option, this letter indicates that your financials have been fully reviewed by an underwriter, and the only remaining conditions are property related. This level of approval gives you the strongest negotiating position, as it signals to sellers that you, the borrower, are well-qualified and highly likely to close the deal.

We prepare a personalized, one-page HAYLEN Comparable Market Analysis report that uses criteria similar to appraisers. Unlike generic e-valuations or quick CMAs from the MLS, our report includes crucial valuation points, thoroughly evaluating the market, neighborhood, and property. This detailed and easy-to-understand analysis provides buyers with the critical insights needed to accurately gauge market value and make well-informed decisions when deciding on an offer price.

No, removing all contingencies is not required, even in a competitive market. While a contingency-free offer can be more appealing to sellers, the decision to remove contingencies should always be made by you, the buyer, after a thorough review with us of all disclosures, property reports, inspection findings, and a detailed valuation during our offer consultation call. We guide you through this process to ensure you make an informed decision based on the property’s condition and your comfort level with its financeability, rather than feeling pressured by market competition.

If your offer has been accepted and there is a fully executed contract, your ability to withdraw will depend on whether there are any contingencies in place. You can withdraw based on the reason covered by an appropriate contingency, such as inspection or financing. However, if there are no contingencies, the seller may still demand your deposit, even if it hasn’t been sent to escrow. It’s important to consult with an attorney to understand your legal obligations and potential risks. As a HAYLEN client, you receive a complimentary 30-minute legal consultation per subject, and our legal team can also provide a mediator to resolve any disputes between you and any third party involved in the transaction. This benefit satisfies the mediation clause in your real estate contract and can save you thousands of dollars.

Closing costs can vary significantly depending on the location of your home purchase. In some counties, it’s customary for either the buyer or seller to cover the majority of closing costs, such as escrow fees and owner’s title insurance. While sellers typically pay for county transfer taxes, some cities impose their own transfer taxes, which are often split 50/50 between buyers and sellers. With the recent NAR settlement rules, buyers may now be required to pay a portion of the real estate commission during negotiations. However, as your agent, we will work diligently to negotiate having the buyer’s agent commission paid by the sellers whenever possible.
