I’ve been hearing this question a lot lately: “If this is a buyer’s market, why are we still seeing multiple offers?” The answer is the overall market can favor buyers, while a particular home can still be very competitive.
When we talk about a “buyer’s market,” we’re looking at the overall picture, such as inventory, demand, pricing, and how long homes are staying on the market. But buyer make offer on a specific home, not the market! A home with a great location, practical floor plan, good condition, and the right price can still attract several buyers.
Sometimes, a well priced home gets a lot of attention quickly. More showings leads to more interested buyers and eventually leads to more offers. That’s why you will still see competition, even in a market where buyers generally have more choices and negotiating power.
Having more inventory doesn't mean every home will be easy to negotiate. Some homes sit on the market, while others receive multiple offers. That's why I always tell my buyers not to just look at the overall market, look at the specific home, neighborhood, and price range you're competing in. Because sometimes the market is slow…but the home you really want isn't.
