Realtor's Perspective: Should you remodel or rebuild?

Buying a fixer can be exciting, but one of the biggest questions homeowners face is: Should I remodel it, expand it, or tear it down and build a brand-new home? There isn't a one-size-fits-all answer. The right choice depends on your home, your budget, and your long-term plans. Here are a few key things to consider.

1. Is the Current Size Already Acceptable?

Start by asking yourself whether the home's current size is close to what you want.  Compare the home's square footage, number of bedrooms and bathrooms, and overall layout with other homes in the neighborhood. If your home is much smaller than surrounding homes, even a beautiful remodel may still have a lower resale value. On the other hand, if the size is already competitive, remodeling can be a great way to modernize the home without the expense of rebuilding.

2. Can You Expand Instead of Rebuilding?

If you need more space, see if an addition is possible. A home with a solid foundation and good structural framing may be a great candidate for an expansion. Extending a home usually costs less and takes less time than rebuilding from scratch. The downside is that you'll still have portions of the original home, including older plumbing, electrical systems, or floor plans, unless you choose to upgrade them during the remodel.

3. How Much Time Do You Have?

Your timeline can make a big difference. A major remodel or expansion can often be completed much faster than a full rebuild. Building a brand-new home typically takes 24 to 30 months, but it gives you complete flexibility to design the layout, features, and finishes exactly the way you want.

Every fixer-upper has different possibilities. Before making a decision, it's helpful to understand what buyers expect in the neighborhood, local building restrictions, and what will give you the best return on your investment. Sometimes a remodel is all you need. Other times, rebuilding creates the greatest long-term value. The key is choosing the option that makes the most sense for both your lifestyle and your future.
